Pets and Animals are prohibited, unless specifically approved in writing.
Smoking in all its forms is prohibited. This includes all illegal and recreational drugs. There is no smoking anywhere on the premise.
Guests may not have a firearm on premise.
Guests agree to keep hallways free from personal items and trash. Hallways must remain clear for safety issues
Guests agree to keep common areas in neat and tidy conditions. (common include but are not limited to the basement, hallways, lawn areas, driveway areas).
Guest agrees to putting out trash and recycling bins weekly… and complying with the city of madison on large item pickup. Guests will not leave large items in any common except for scheduling large item pickups on large item pick up day which is currently Sunday.
Guests may not leave anything in the basement area.Guest understands that any items will be removed and disposed of without notice.
Guests will not leave exterior security doors open.
Give a hoot, don't pollute. Don’t throw trash on premises and if you see trash, pick up it up and throw it away.
Quiet Hours are from 9 pm - 8 am. Please keep your noise level down at all times.
Please respect your neighbors. If you find violations, please report it to management. Please do not intervene. All complaints will remain anonymous.
Guests may be requested to help spread salt on the driveway in cases of extreme weather.
Due to shared common spaces. Guests shall follow required public health guidelines.
Guests shall not drill holes in walls or cosmetically change the premises, any desired changes must get written permission from the landlord.
Guest assume responsibility to ensure that shared use items and other amenities are in good condition before use. Guest are responsible to bring the attention to management is there are issues or repairs needed.

There will be no warning we will issue a $500 fine for all violations.
1. Basement use is for laundry only, no other use including storage. Building Inspection requires us to clean out stored items. If you need to store something please talk to us first. If your store something and we have to remove it, it is $100 fine.
2. Children 18 and under are not allowed in the basement. This is for liability reasons. Laundry is to be used by Adults only.
3. Laundry is for residents only. Usage by non residents will revoke your laundry privileges and result in $100+ fine.
4. Lint must be removed with every single dry and disposed of in your apartment.
5. A limit of 2 loads a week per unit. If you have more than please use the laundrymat.
6. All comforters, blankets, large items, heavy loads, and heavily soiled loads should be washed at the laundry-mat.
7. Do not overload washer and dryer. Again for any heavy load please use the laundrymat. Be kind to your neighbors by using the washer properly.
8. Please do not leave laundry unattended, it is expected that your remove your wash and dry right away. Other tenants may set your laundry to the side. Leftover laundry will be disposed of. Everyone has a timer on your phone set it.
9. Do not utilize both washers and dryers at the same time. Leave them open for another tenant.
10. Breaking the laundry units will result in replacement costs which is $500+
11. Anonymously report any violations. It is important for you to report violations and machine malfunctioning to us right away, if everyone does not contribute to policing it, then laundry will not be provided.
11. Any violation of the above rules will result in $100+ fine.
Your spot is the the correlated to the number of your unit unless otherwise directed.
Do not park in other people's spots
All guests must park off street, around the corner on Hoeboken. There is plenty of extra parking a few minutes walk
Iron and Ironing board should be used in laundry area and not removed.
Games should be used in game area and not removed
Excercise Equipment should only be used in the Excercise room and not removed.
Kayaks and Bikes need to be checked out see that subsection.
Barbuque and Firepits(pending) have seperate rules check with onsite assitant.
Bikes and Kayaks are available for occasional use, and must be checked out through the onsite assitant. They only may be used locally for a day.
Bike storage is availabe inside and outside(pending renovation), but if you have an expensive bike we recommend keeping it in your unit.
Please inspect both Bikes and Kayaks before using for safety, Do not drag kayaks on the ground, please lift and carry them to avoid damage.

Entry code for unit will be sent separately ( should work for both doors)
Parking should be labeled by apartment number, if someone is taking your spot. 1st trying contacting them by leaving a note, or you can call city towing, but they take awhile.
Please look over the apartment and document any issues via the Checkin Sheet.
In the event of a security issue, please call 911 or Madison police dispatch.
There is no smoking on the property, if someone is smoking you should let us know.
Please place garbage and recycling in the receptacles.
Please let us know if the snow removal isn’t clear.
Laundry is located in the basement and should be free. Please let us know if it is not working or inaccessible for any reason.
We have an onsite assitant, who can help with issues but please contact the owners first.
Emergencies
The only emergency is water damage, heat, etc. That must be dealt with immediately. You should contact Grant 805-843-6012 first. Only contact Sindhu if you can’t get a hold of Grant. 805-843-6037.
All other issues should be emailed to us and we will put it on a list to get done as soon as possible.

Replenish incendentals
- All Trash and Recycling placed in outside bins.

- Replenish incidentals (toilet paper, cleaning supplies, paper towels)
Security Deposit - as soon as someone physically verifies that apartment is in good condition, I will return the security deposit. Usually within a week, but definitely less than 30 days.
1. Notice.. for all long term rentals who are on a month to month lease, a tenant must give notice 30 days prior to their term start date. This is Wisconsin Law. Thus for a tenant who wishes to leave April 30, they need to let us know by May 30.

- Garbage Disposal functioning and removed all food matter and buildup. Run hot water through it.
- Shower and sinks scrubbed and cleaned.
- Screens/Storms on all Windows
-Carpets washed and vacuumed
5.Security Deposit - as soon as someone physically verifies that apartment is in good condition, the security deposit will be returned. Usually within a couple of week,w but definitely less than 30 days.
